Set in the countryside on the Lincolnshire and Rutland border, Easton Holiday Cottages make a peaceful base for exploring one of England’s smallest and loveliest counties.
Our collection of cottages has grown from a desire to give old estate buildings a new life. Each has its own character, from cosy places for two to larger cottages for family and friends. Stay at Easton and you can spend the day exploring Rutland Water, Oakham and Uppingham before returning to the quiet of the Estate.
Guests staying with us also have Easton Walled Gardens on their doorstep. The 12-acre gardens have been restored over the past 25 years and are particularly special early in the morning and towards evening, when staying guests can enjoy them outside normal visitor hours.
Through the year there is always something different to see: snowdrops and spring bulbs, blossom and roses, meadow flowers and, in summer, Easton’s renowned sweet peas.

Set at the entrance to Easton Walled Gardens, The Gatehouse Lodge is a characterful country cottage for two, with the gardens quite literally on its doorstep.
It’s a lovely choice for a few days exploring Rutland and the surrounding countryside. Spend the day walking or cycling around Rutland Water, visiting Oakham and Uppingham, or discovering the area’s villages and country houses, before returning to Easton for a quiet evening.
A country escape close to Rutland
The Cholmeley family has lived at Easton since 1561. For generations, life here centred around Easton Hall and its gardens, until the upheavals of the 20th century changed the Estate forever. The Hall was eventually demolished and, for decades, the gardens were largely left to nature.
In 2001, Ursula and Fred Cholmeley began the long process of bringing the gardens back to life. Rather than recreating a garden from another age, the surviving walls, terraces, bridge and other historic structures became the framework for the garden you see today.
That same approach runs through our holiday cottages. Old estate buildings have been carefully restored and adapted into comfortable places to stay, retaining their individual character and their connection with Easton.
With Rutland just across the county border, Easton is particularly well placed for exploring this part of England. Stamford, Grantham and the Vale of Belvoir are also within easy reach, giving you plenty to discover during a short break or a longer stay.
Explore Rutland
England’s smallest historic county packs a great deal into a surprisingly small area. At its heart is Rutland Water, surrounded by countryside, villages and walking and cycling routes, while the market towns of Oakham and Uppingham are both well worth exploring.
Rutland Water is a wonderful place to spend a day, whether you want to walk or cycle, watch the wildlife or simply stop somewhere for lunch and enjoy the landscape. Oakham offers independent shops, places to eat and its distinctive historic centre, while smaller Uppingham is particularly good for galleries, antiques and independent shops.
There is plenty beyond the towns too. Rutland’s villages, churches, pubs and rolling countryside make it an area best explored without too much of an itinerary.
From Easton, you can combine all of this with Stamford, the Vale of Belvoir and the Lincolnshire countryside, returning at the end of the day to the peace of the Estate.
